"A friends opinion is not a professional inspection."
Although friends mean well, unless they are trained and know what to look for, they will miss things that will surely cost you after you have already closed on the home. At that point, it's too late.

Water pooling around your home can be easily solved by adding gutters. This helps channel roof runoff directly away from the foundation.
Changing your HVAC filter monthly and keeping the drain line clear will extend the life of your system and prevent costly repairs.
You should never use harsh detergents or bleach with a septic system as this will kill the bacteria needed for proper decomposition.
Shade trees are great for shade and energy efficiency. They also provide roof access for rodents. Annually check the vent stacks on the roof for any damage as this could be a potential source for leaks.
